When it comes to cannabis financing for real estate, equipment and operations things are constantly in a state of flux. 

We recently highlighted lenders that have exited cannabis lending, but don’t fret, we are on the hunt and finding more lenders every month.

New Cannabis Financing Lender Onboarded for New York Operators

Attention New York! We onboarded a cannabis lender that services only New York operators. The great news about this lender is they offer real estate, equipment and asset backed lines of credit for established cannabis operators.

Since they are a credit union their requirements are tight. But those who qualify will enjoy great rates and repayment terms. Note they will require strong personal guarantors and you’ll have to bring over your primary operating accounts.

Two items to note. In most cases they require 90 days of banking with them prior to lending. If you are Green Check Verified they can be more flexible on this requirement.

Cannabis Equipment Financing Program Highlights

  • $5K to $250K
  • 1 to 5 year repayment terms
  • 13% average rate
  • Up to 100% LTV
  • 3 years minimum time in business
  • Minimum 1.2 debt service coverage ratio

 

Cannabis Real Estate Financing Program Highlights

  • $50K to $7M
  • 15 year term with 30 year amortization
  • 5 year rate adjustments
  • 10% to 13% rate window
  • Max 65% LTV for plant touching entities (commercial use value)
  • Max 80% for non-plant touching entities w/no more than 10% revenue from cannabis clients
  • 3 years minimum time in business
  • Minimum 1.25 debt service coverage ratio
  • No higher than 40% debt to income ratio

 

Cannabis Asset Backed Line of Credit Program Highlights

  • Amount dependent on real estate value
  • Real estate must be owned outright
  • Must be repaid in full once per year
  • 16% average rate
  • 1.25 minimum debt service coverage ratio

New Cannabis Merchant Cash Advance Lender Onboarded

This new lender serves cannabis operators in all legal states with unsecured merchant cash advances. These are shorter term loans with daily or weekly paybacks that can be used where there is a lever you can pull to make more money than it costs you. They are fast funding and very flexible in the use of funds.

This one is for you California! This bank will finance cannabis real estate purchases, refinancing and renovations. They will also consider ground up construction but only for very strong applicants. In addition, they will provide a line of credit for cannabis companies but they must be asset backed.

Cannabis Real Estate Financing Program Highlights

  • $3M to $5M for plant touching entities
  • $3M to $10M for landlords 
  • 50% max loan to value on commercial use for plant touching companies
  • 60% mas loan to value on commercial use value for landlords
  • 10 year term for purchase or refinance with 5 year rate adjustments
  • 1 to 2 year interest only for renovation or construction that turns into the 10 year with 5 year rate adjustments
  • Rate window is SOPHR plus 4
  • Minimum 3 years time in business (unless you own other businesses with strong history)
